Where a property is available, Petley Limited lets it itself. There is no agency in between, which means the person you agree terms with is the person who can actually agree them.

How a letting enquiry proceeds

  1. You write

    Set out what you are looking for and when. If your enquiry is about a specific address, name it. Enquiries are dealt with in writing so that both sides have the same record of what was said.

  2. Availability is checked

    Your enquiry is checked against what is actually available. Nothing on this site is an offer of a particular property, and availability is not published here. If there is nothing suitable, the company will say so.

  3. You see the property

    Where something is available and suitable, a viewing is arranged with you. You see the property itself, not a photograph of one like it.

  4. References and checks

    Before a tenancy is offered, the company may ask for references and for the documents the law requires a landlord to see. What is asked for will be listed to you in writing.

  5. Terms in writing, then the agreement

    The rent, the term, any deposit and the obligations on each side are confirmed to you in writing before anything is committed. The tenancy itself is a written agreement, signed by both sides.

Already a tenant?

Repairs and other matters are best reported in writing, with the address, what is wrong and, where you can, a photograph. That gives a record of what was reported and when.

What each side must do, and by when, is governed by your tenancy agreement and by the general law — not by anything stated on this page.

It is not an offer, an advertisement of a particular property, or a statement that anything is available today. It does not set out rents, deposits, lengths of term or timescales, because those belong to a particular property and a particular tenancy and are put in writing then.

Petley Limited lets only its own property. It does not let, manage or find property on behalf of anyone else.
